Frequently Asked Questions

Your Home Loan Questions, Answered

Buying a home is one of the biggest decisions you will make in your life. These FAQs are here to give you clarity, confidence, and a little peace of mind as you move forward.
How do I know which loan is right for me?

We can figure that out together. With so many loan options available, choosing the right one can feel overwhelming. Shane is here to listen, understand your unique needs, and offer expert guidance — like the final piece in your homebuying puzzle. Sometimes all you need is someone to explain things clearly and point you in the right direction.

It depends on the type of loan you’re applying for. Most conventional loans require a minimum score of 620. FHA loans may accept scores as low as 500, depending on other qualifying factors. If you’re aiming for a low-interest rate, a higher credit score and a solid down payment will give you the best chance.

It depends on the loan program. Some loans require as little as 3% down, while others (like VA loans) may offer 0% down options if you qualify. A high down payment isn’t always necessary — but the more you put down, the lower your monthly payment may be.

Yes, and it’s a smart move. Pre-approval helps you understand your budget, shows sellers you’re serious, and can speed things up once you find the right place to call home.
Typically, you’ll need proof of income (like pay stubs or tax returns), asset statements, ID, and employment history. Don’t worry — Shane CO Mortgage will walk you through exactly what’s needed and when.

On average, about 30 to 45 days. Some loans can close faster, while others may take a bit longer. Pre-approval usually comes back within 24–48 hours. The appraisal and underwriting process tend to take a few weeks.

Having a lender who communicates clearly and keeps things moving can make a big difference in how smooth the process feels.

Absolutely. Whether you want a lower rate, a shorter term, or to pull cash out of your equity, Shane CO Mortgage will help you explore your options and find the loan that fits your goals.
After you apply, your documents will be verified, an appraisal may be ordered, and your file will go through underwriting. If you’re already pre-approved, this helps speed things along. Once everything is cleared, you’ll get a closing date — and before you know it, the keys will be yours.
